Situation

Slouthy Farm is situated some 3 ½ miles or so south east of the village of Letterston and is some 8 ½ miles or so north east of The County and Market Town of Haverfordwest.

Within a mile and a half or so by road (half a mile by foot) is the village of Ambleston which has a cluster of houses and a former Church.

The other well known village of Letterston is close by has a good range of amenities and facilities including a few Shops, a Primary School, Church, Chapels, a Public House/Restaurant, a Butcher’s Shop/Post Office, Fish and Chip Shop Restaurant/Takeaway, a Memorial/Community Hall, Repair Garage, a Public House/Restaurant, a Charity Furniture Store and a Petrol Filling Station/Store.

The other well known Market Towns of Fishguard (8 ½ miles north west), Narberth (13 miles south east) and Carmarthen (35 miles east) are within easy car driving distance.

The Land extends to 40.50 Acres or thereabouts and is all down to permanent pasture. The Land is in the main sheep fenced and is gently sloping with a southerly aspect. It is currently in 5 fields with field gate accesses to the Land at or around points 'A', 'B', 'C' and 'D' on the Plan. OS No 2700 and OS No1300 are now one field, OS No 1586 and OS No 1376 are one field, OS No 0183 and OS No 0006 are one field and finally OS No 9300 and OS No 9184 are also one field.

Lot 2 - 29.96 Acres Agricultural Land

Within a few hundred yards or so of Lot 1 is a further block of Agricultural Land which extends to 29.96 Acres or thereabouts. The Land is in one block and is in the main down to permanent pasture and is either level lying or gently sloping with a southerly aspect. There is a small acreage of Rough Grazing, Scrub Land and Trees on the south eastern boundary which borders a stream. OS No 5564 and OS No 5853 are now one field, OS No 6342 and OS No 7946 are one field and OS No 6960 and OS No 7760 are also one field.

There are field gate accesses to the Land off the Council Maintained Road leading from Wolfscastle in the direction of Ambleston at or around points 'A' and 'B' on the Plan. (Plan 2).

Both Lots have good road frontage with field gate accesses onto the Council Road. Lot 1 is in the main sheep fenced whereas the perimeter boundary of Lot 2 is cattle fenced. Blocks of Agricultural Land of this nature are few and far between and early inspection is strongly advised.
