    About this property

    • Manor Farm House is a charming family home complimented by beautiful gardens and grounds along with a range of versatile outbuildings set within 3.77 acres. Thought to date from the late 18th century, the property has evolved over the centuries to offer a versatile living space presented to a high standard well suited for both everyday family living and more formal entertaining.

The elegant drawing room is at the centre of the house featuring a tall beamed ceiling, wood burning stove and French doors opening to the south facing terrace and garden beyond. Similarly, the cosy sitting room also features a
wood burning stove, built in bookshelves and enjoys views over the garden.

The spacious dining room has a dual aspect, built in cupboards with shelving above, and opens to the traditional styled kitchen/breakfast room, with a range of fitted cupboards and units with granite worktops, a four oven electric AGA, built in fridge, dishwasher. There is a useful second kitchen/utility room off with a further range of cupboards and units, a Rangemaster cooker, pantry, WC and informal access outside. A study completes the ground floor.

Stairs ascend from the drawing room to the main landing off which lead three well-presented and well-proportioned double bedrooms, two benefitting from walk in wardrobes and a family bathroom. Bedroom two links through a Jack and Jill style bathroom with fitted wardrobes, a freestanding roll top bath and separate shower leading to a further double bedroom which can also be accessed via a secondary staircase.

      Outside

The house is approached through a timber gate via a gravel driveway to a circular sweep. The gardens and grounds are well established and beautifully presented providing great privacy to the house providing all year colour and interest. There is a charming kitchen garden enclosed by a mature beech hedge split into four quadrants with a garden store shed. Beyond is the orchard boasting cherry trees, magnolia and a beautiful climbing rose.

A well-stocked, enclosed perennial garden split into four quadrants provides vibrant colours when in full bloom. The remaining garden is predominantly lawn and edged by herbaceous borders. The south facing lawn runs down to
a ha-ha opening to views over the land to the front of the house featuring a magnificent collection of specimen trees to include cedar, ash, lyme, oak, walnut and horse chestnut to name a few along with two ponds, one of which features a bridge to a central island. There is a separate paddock and a copse which wraps around the eastern boundary.

A paved terrace runs along the façade and provides an ideal space for alfresco dining and entertaining. Accessed via both the main drive and two further gateways to the side, the versatile outbuildings to the north of the house offer enormous opportunity for a variety of uses. Currently the attractive traditional sandstone outbuilding incorporates a wood store, workshop, garaging and home office with power connected as well as a former loose box utilised as store space. This could easily be re-established as stabling or adapted further to provide ancillary living space (subject to the necessary planning permissions).

The adjoining large steel framed agricultural building 22.3m x 10.04m, currently utilised for parking and storage, offers a great space for workshop use, a children's play area or further stabling. This leads to the old milking parlour offering further storage space which is boarded with additional first floor storage space above.
